Maybe a personal thing, but I think the bread they use detracts from an otherwise great sandwich. It's too hard, so when you bite in everything gets pushed out. This is a critical L for something like an Italian or meatball sub especially.
Otherwise, I agree that the contents are excellent and they are fairly priced given the portion size and location.

Yes, I have a copy of that and see it being deducted from the HOA account. It’s around $3,300 annually and he financed it at 12% because there wasn’t enough in reserves to pay for it up front and cover his property management fee.

I’ve lived here 8 years. Best pizza is locale, hands down. Rinas has amazing classic pepperoni or cheese slices. Parziales Bakery has the best Sicilian style pizza. Order a single slice or a whole pan, it’s so underrated. I feel like I typically avoid tourist traps, and none of these are ever too busy.

Usually the hoa covers insurance policy for exterior. You should be able to see that master insurance policy and costs.

Yeah, I guess it depends. I worked in that area for five years from 2018-2023 and the worst that’s happened to me on that street was being cat-called. Boston Police are usually monitoring all over that area, too. Just be smart and you shouldn’t have any problems.

Massachusetts also allows requiring first and last month, which would be full in this case. I don’t think the full payment would be an issue given the length of the lease.
Legally I’m pretty sure you could argue a cheaper “pay in full” just by calling it a 2 month sublet with first and last required, and the more expensive option just called a month to month rental, but I’m not a lawyer.
