The people crying about justification are the same people who laughed and mocked the idea of people building in Newark because "it was such a dump". When the Bayonne boxes first came up they laughed and said "they'd get burnt down soon by the locals, who in their right mind would build in Newark?"

The same people who said I want to get out of Newark are now crying about getting pushed out of Newark. I called these people "the ghetto Lobby". A group of confused miserable citizens that are spiteful and jealous of everyone else who is better off.

Somebody who appreciates architecture and has the money. Just the fact a home sell for 1 million in Forest Hill instantly bumps up the value of surrounding properties from the positive vibe. That wasn't some average home it was a mansion from the early 20th century with unique architecture. It's the kind of home you'd find in Millburn or Lywellyn Park

I know right? It's hilarious. Even the Gomes website in Newark it's no different the same thing you see with the vermella. All these developments have websites that feature nothing more than random stock images of young 20 something people smiling, eating over a rooftop bar/ barbecue fire pit or random photos of the New York skyline. You nailed it!

🤣 I didn’t realize people still think ā€œmarket rateā€ means pick a number, any number. Apologies for suggesting it. I had a 1bd Manhattan view w/balcony at 1 Theatre Square with parking for $1900. Prices may have changed slightly but maybe checkout One Theatre.

A full amenities building would be more expensive in JC. 2500 for a one bedroom is the going rate for a modern building in Newark/Harrison. It gives access to the PATH train for cheaper than JC which is how they try to price.

Ah dam if that is true about the development, than I hope there is a better concept for the area. I agree Newark skyline can look very interesting in the future. Luckily we have a mix of taller and smaller buildings, now you had a couple more high rises and a few skyscrapers and you got yourself a beautiful, flavorful, skyline that makes sense. Unlike JC we’re it’s just tower after tower after tower after tower. In NYC u can see the scale of each tower standing next to each other. Look at the national Newark building than the building that has GameStop. Hopefully the development can give taller towers and do more with the concept, something similar to CitiSqaure but greater maybe even Hudson yards type energy. But thankfully we got halo and maybe arc tower hopefully to be the powerhouses for the future of our downtown.

If you're willing to take the City Subway(Newark Light Rail) from north of Park Ave straight downtown you'd save 100s on rent vs the Ironbound and Downtown. The station is on Raymond and Broad 2 blocks from the law school.

I'm sure it will. But look how long it took for them to get the Center Street Tower built. Not to be fair it was the first residential high-rise in downtown Newark in decades and Banks refused to fully Finance unless they scale it down. The confidence in Newark wasn't there . Which is a shame. It was originally meant to be 40 stories & then 3rd tallest residential tower in NJ. I think the JC Trump Towers had tallest in NJ title back then. Now 99 Hudson in JC has it and at 70 stories, probably permanently. But on the bright side, Newark it's now improving market for high-rises and it will probably take off as well. Even if it gets a third of JC's high-rises it will still be a powerful addition to Skyline because you're already has a distinctive Skyline. JC has a lot of high-rises but it doesn't have a foundation of low rise Towers or mini skyscrapers the way New York City has between Midtown and downtown. Newark's Skyline is for the most part mini skyscrapers, except for 1180, National Newark & Essex(Helmsley),PSEG,770 McCarter & white Prudential tower. Therefore, just 10 tall skyscrapers like the ark and Halo will create a dynamic Skyline. Well bugs me about the njpac plan as they seem to be thinking small. They claim they're not building it themselves. But are offering a guiding vision. In other words they're advertising the area based on its development potential as in arts Village, but they want to dictate what gets built there. And I don't like what I see. Seem to want the NJPAC not to be overshadowed by large skyscrapers. Everything is low rise with a Max of 20 stories and the little townhouse Village segment is a complete waste of Real Estate for that location.

777 McCarther is the newest development and close to Seton Hall. They may be more inclined to negotiate but rents in this area are around $2000/br. Not having to walk through Penn Station everyday is worth the extra $200/month.

Those cheaper options aren't in prime locations like this one.

If people are willing to overpay in Austin with no real mass transit, some will be willing to overpay here.

You can try Roseville, especially upper Roseville and the Silver Lake areas along Bloomfield Avenue. The #11 & GoBus bus will take you down to Seton Hall law law school. You can try the Woodside area (aka "N. Newark"). That's Newark north of 2nd Avenue. You have neighborhoods like Forest Hill, North Broadway how long the number 13 Broadway(Washington Ave in Belleville) & #27 Mt Prospect (Union Ave in Belleville) bus routes. If your street smart or are not worried about living in a inner city area, then you have the Lower Broadway /BranchBrook/ Mount Pleasant neighborhoods. There's University Heights along Bus #24 Central Avenue . Ranching those older neighborhoods front of thousand and change Maybe 2K at the most. I'm talking about the traditional row houses and older homes. Does lovely construction the area but those new apartments usually fetch at least 2K a month. You've got scattered pockets of gentrification. There's also upper Vailsburg / Ivy Hill. And the old Clinton Township section of Newark featuring Clinton Hill and Weequahic.

Newark is not the dangerous city it was years ago and even back then it was not as bad as National Media made it seem. You are you are most likely to find trouble if you look for it. Just use common sense if you see a block that looks like a war zone, don't walk that block. Funny thing is two blocks later it looks nice and rehabilitated. The city is growing rapidly and some areas are being developed faster than others. The city leapfrogged from 280,000 (2010 USCensus) to 311,540 as of 2020 US Census. It's all time high was 455,640 in 1950. But even that was an undercount. More like 500k or just shy.

Welcome to Newark, America's third oldest major city. You might find Newark housing density a shock compared to Charlotte which is more an "LA type" of city with a downtown core of skyscrapers & commercial-retail surrounded by single family homes. LOL.

Newark has more in common with Boston in which the row houses are actually double or triplex type of homes. Not the true row house. But you do see classic Rohouses alongside locations within the city, especially along James Street. Like boston, newark's housing stock is mostly "missing middle housing" types. A mixture of six-family / two families/multiplex/ single family and of course, the majority housing type the wooden tenement.

Don't give up. There are many families with the extra room apt in the Attic they're willing to rent if you don't mind simple amenities. Many of the newer homes have a small Studio apartment tuck behind the garages.

Also finally, if you don't mind Heights look into Colonnade, Pavilion, Hallmark and many of the high-rises in downtown Newark.

There are a lot of new buildings going up in the area that may be ready by then depending on when you’re signing the lease. Prices are up all over right now and Newark is no exception. It varies. Downtown and ironbound are probably your best bet though. Depending on your price range and BR you’re probably looking at 1800+.
