I think you mean “own” rather than live in. And given that the vast majority of this city is composed of renters I think you should recognize why most people have an issue with this.

If you already live in your home, this will be a financial windfall for you. Things happen...Newark is going to see increased value in certain neighborhoods. It is what it is. It's too important a city and has too much potential to fight the organic tides of development and increased value forever.

Idk why it was at the meeting and I am not sure how true this but Calvin Sounder from The Arc Tower and CitiSquare said that the developer was a small developer who didn’t know what he was doing and he got the project approved to go ahead and sell the land. I heard another developer is about to build something. Don’t know why the vibe website is still up though.

This place appears to have a liquor licensed bar inside.
And ABC licenses are as much a state issue as a local one

Honestly those are pretty standard prices in most new places in Newark these days. Really is no reason not to just go to Manhattan if you have the time.

What are you talking about? I own a condo and can say whatever I want.
If you need to scream and curse so loudly and often that you get booted from a condo, housing diversification is the least of your problems.

You’re thinking too hard. Developers want to get the most money they can for their money. They can build 4 houses in a block or a large building with 40 stories and 600 studio’s for rent.
It’s not a big plot to change who you are or how you function, it’s just capitalism.

😂😂😂 idk about all that my boy. I wish my property management would charge me for food and repairs. Shit that’s half of the luxury of renting. I ain’t paying to fix shit and I ain’t paying rent till it’s fixed.
Dog I lived in like 3 dope ass lofts and newark and I’m changing locations like draws depending on how I feel that year.
Ultimately that’s 1 way of looking at it but people are moving out of the sticks to the city’s again. Ain’t enough land for everyone to have a SFH. It’s primarily about profit and secondarily about zoning and homing. We can’t say ain’t enough housing and build mad SFH’s.

2-fam carry the same issues as condos/rentals with the long winded contract stipulations they put in these days

They are still building many new houses (mostly 2 family because it's Newark) in Newark outside of downtown to replace old houses that deteriorate. They are building tall apartment and condo buildings downtown because that space is valuable and a lot of people want to live there.

No need to leave the state honestly. Salem, Sussex, Warren, Cumberland, etc all have abundant single family home options

People can live in the west, large swaths of the south, and large swaths of the north ward. It isn't like Philly's most affordable apartments are in center city lol. You seem to have an issue with Newark having any higher-end neighborhoods. The fact is, Newark has plenty of really struggling neighborhoods and some nice working class ones, but not enough middle class...the horror everytime something pricier opens is a bit melodramatic imo. I live in a rent controlled apartment. Increased amentities and residents in close proximity is good with me. When it comes time to buy something, I'll see what is best for me in terms of price and area. Maybe Newark, maybe elsewhere. But downtown is probably gonna be a bit pricier...it's like that everywhere. Philly has neighborhoods that might as well be Belleville or Bloomfield to downtown Newark, the way those places are to downtown Philly.
