Yeah that pretty much never works. Not to mention the location which seems to be a death sentence for businesses in that area. Newark should fix that first. Insanely high rents and inability to make money with alcohol are probably a few reasons.

Why would someone buy land to build a single family home, when they can buy the same land and build 10-20-30-40-50+ units and collect rent forever.

You are free to buy the land and build your single family homes as you please. With your rationale of thinking, why even wait for daddy to build it, go buy the land and build it yourself.

It’s 100% this. Speaking to some developers a few years back and they thought a 1BR condo would have to sell for $450k to make it more worthwhile to them than a rental. I think a 2br was pushing 600k. That was like 5 years ago.

You don’t see a lot of condos in JC right now either. It’s all rental everywhere.

I get it. The first thing is that you don’t need to send your kid to the “zoned” district school for your address. You can apply to any school in the city. To get an idea of the basic test scores for each district and charter you can start here: https://www.myschoolsnewark.org/

The state also has more comprehensive reports on each school relating to absenteeism, demographics, all kinds of stuff. Google NJ DOE school reports.

There are different applications though which is super annoying. The district schools have their own. Most of the charters have a common app but a bunch have their own individual lottery. We applied to seven schools through four applications and the drawings are at different times. It’s maddening.

If you’re in Ironbound, I would strongly consider The Gray as it’s just across 21. It’s likely where we’re sending our kid since they’re pretty deep on the wait list for Robert Treat which would be much more convenient for us. There’s also another Robert Treat campus in downtown that I know people like.

Wish I shared your optimism. We are in the ironbound now. Pre-school is good and o am told so is our zoned elementary, but beyond that; the stats look dismal to me. Numbers don’t lie. Low Reading and math attainment at grade level combined with high absenteeism is not a winning formula. Haven’t looked at charters so maybe that is an option.

Whether you're triggered by memories of shitty people you grew up with, or possibly even triggered by the actions // mannerisms of current day kids.

Like say you're Michael B Jordan, and you decided to do a guest appearance at Arts, and while everyone is having a blast with you being there, you get triggered because you can tell who the bullied kids are or who the anti social kids are.

Or maybe you can tell who the popular, but bratty kids are and the way they're trying to get your attention is annoying.

This is an essay but yeah lol, people tend to have a harder time giving back to the environment that raised them, if said environment didn't do enough of a good job in their eyes.

This is obvious, but cross applying it to Newark is what makes it interesting. Do many of our stars escape the hood so that they never have to come back?
