You probably wouldn't have a problem anywhere in the neighborhood shown on this map - but the "nicest" part of the area is west of Mt Prospect and north of Bloomfield Ave.
You may hear some folks speaking Spanish as a first language (this neighborhood has a lot of Dominicans and Ecuadorians, among others); I'm going to assume that doesn't bother you.

I walk through there pretty much every day. In my brain, this is the office park part of Newark; clean with nothing but tumbleweeds after bank hours

I have walked in this area at all times of the day and night over the last five years and never had a problem.

I've lived in Summit my whole life and went to school in Newark. Newark isn't exactly Summit...

Also, 20% of the units in the building are affordable/income-restricted. So yeah, expensive market rate but like 70+ low and moderate income folks are also going to live there.

About as fine as it gets. Little quiet at night but there are some additional residential projects opening soon that should add more eyes on the street.
Edit: Though on closer look there are few resi buildings in that red box. It’s mostly commercial.

With the exception of a couple of small trouble spots, nothing on this map is "dangerous" by Newark standards.

Would there be any trouble walking to/from Penn late night? Considering Bayonne/Harrison too which might be better areas since prices/sq ft. are similar. No car.

Get an airbnb in the ironbound instead, very close to Prudential/Newark Penn and safest part of the city. Lots of amazing bakeries and restaurants around Ferry St. Check it out, you’ll definitely like it.

Everything is relative depending on what you are use to. It could all be a bad fit for you, or all be fine. I would say anything west of Mt Prospect and south of 4th St is fine. Some is not aesthetically pleasing. Have some common sense.

That area is okay but the closer to the park the better. You’ll be fine if you’re used to depressed American cities and there’s some decent food spots on Bloomfield Ave.

DO IT! They need to revive a lot of the abandoned rail lines, especially the ones that go through dense and rather walkable neighborhoods
