Mainly due to the incentives. Not because Newark is a great city or NJ is a great state. They saw what the offer was for Amazon and think they can get some of that, and even then not many businesses have moved in nor many MAJOR projects have broken ground let alone being constructed.

I don’t think any new projects coming into the city need incentives. Clearly Newark is on the radar for alot of people businesses at this point. Residential buildings wont be paying their fair share of taxes these businesses wont be paying their fair share of taxes and the city will definitely need those funds to keep up with the projected growth.

As you said, the benefits of lionsgate should outweigh the drawbacks if done right.

The same way the whole foods in the hahnes doesn't pay rent at all. Yeah they're getting over on us, but that whole foods has been a staple to the downtown atmosphere so 🤷🏾‍♂️

Medallion Steakhouse (formerly Maize at the Robert Treat Hotel) . Rebranded, new menu, great reviews and I always liked the space even when it was Maize. Especially the sublevel dining/lounge area near the wine cellar. Not sure if it's still there.

Marcus B&P (the wings are awesome), Swahili Village, and Bar Vanquish are all pretty solid.

It’s not a restaurant but I’d also recommend Divino Tasting Room. The private tasting would be great for a date night and does come with small bites. I’m not sure of the setup for a drop in visit.

Q’tal Bar & Grill in Kearny has good food and a nice date night ambience.

Marcus B&P (in Hahnes building) is a nice little date night spot.

Blue Steel Pizza in Bloomfield is a really cool spot with great food.

A bit further, but Rosemary's in NYC (18 Greenwich Ave) is our usual date night spot, and right off the Path

The Yard (military park) is underrated spot. Fast casual, and food is solid.

Urban Tandoor food (Indian) is fantastic, but I've never eaten there - only delivery. Pricey too.

I've heard Urban Vegan is superb, but I've never been so can't speak to the quality or ambiance. Think it's more fast casual than date night

Edit: just remembered! Charley in Harrison and the Vanguard are pretty solid too

Fact is, companies aren't coming to Newark, NJ unless they have incentive. It is what it is. Fix other aspects of the city, and maybe it'll be more organic. But they obviously see this as an economic and social engine. Does that really work? It's disputed.

The Prudential Center and NJPac clearly had some impact. But was it significant? Not sure. How much of that is a failure of those venues and how much is a failure of other aspects of this city writ large? They won't transform things on their own. So the question is, are you going to use them as catalysts by putting in the work elsewhere, or are you going to expect them to do whatever small things they can in their limited orbits, or just say F it, and stop soliciting these types of entities to come here at all.

Thing is this though- for all the complaining about the tax breaks, we didn't have the tax revenue at all before they were here. So it's not a loss, it's just not a tax gain. However, businesses and buildings, etc that spring up as a result of this WILL pay taxes, and eventually Lions Gate will too...so you go from 0 taxes to some taxes you didn't have before. It is a net gain.

The mayor called me on auto dial asking that I turn down the heat on the coldest day in a century coz the utility company does not have enough power go around but this guy are getting 100 mil in subsidies for a project that cost 194 mil?🤷🏾‍♂️ I guess we have our priorities just right🤦🏾

Agreed but this is capitalism and sadly demand is here. Lets build housing so they dont have to come deeper into Ferry. If they can stay 2-3 blocks away from NEwark Penn, great but dont come further. Most of these projects are exactly this. There is no culture by this site. While theyre are some homes, this empty lots can be used to house these new citizens. Money talks and your landlord will sadly chose money over “culture”. Ironsbound is quite special as it had a big homeownership, other areas are not that great shape. So lets have them keep Downtown and make sure these big developments pay taxes to help contribute. Newark has 30% poverty, we need mode income to generate taxes and better services.

The level of cognitive dissonance required to make sense of the prevailing wisdom surrounding housing is staggering.

How will we give the homeless something that does not exist? Perhaps you are not aware that there is an acute housing shortage in the urban centers of America.

50 % of the members on this board oppose private development based on bigotry against the people who will live in these new developments. The city does not want to build public housing and is actively trying to put what little public housing there is in the hands of developers.

If there are no net units added; where are the magical housing units to give to homeless people going to come from?

Jersey city is right next to the largest and and wealthiest city in america. Ofcourse its going to be expensive, so will Newark. The reason for the increase is because people are finally seeing the value that these cities have, plus Tech has been booming in nyc hence the significant rise in salaries. I have tons of 25-30 year old friends making 120-150k base salary. If we want to slow the increase in prices, we need to build more housing so people like them dont kick us out.

Let’s not oversimplified a very complex nationwide issue. Please watch the below video.

P.S - I’m a big ally when it comes to affordable housing but this is not just about building more, this is about increasing wages (30% of newark is under poverty), better quality education, more opportunities for better jobs (nyc is just 25 min away, take advantage), better social safety nets so people dont have to fall into poverty. Better acess to affordable healthcare. Better drug laws so were not criminalizing people for personal amount of drugs. Rehabilitation for prisoners/homeless so people can become productive members of our society. Raise taxes on billion dollar corporations and so we can fund some of these initiatives.
